Construction of a subterranean garage and tunnel
to a stair and elevator below the 3 story residence above. This
presented the challenge of mitigating potential construction impacts to
surrounding fine homes while employing a deep shored excavation and
heavy structural construction techniques on the home's typically sized
city lot.
The subterranean spaces and the windy exposure of
the residential spaces required installation of a complex waterproofing
system throughout the building envelope, above and below grade.
The property is designated by Seattle as an
'Environmentally Critical Area (ECA)' requiring additional regulation
of the construction process, especially during the rainy fall and
winter months when the site was undergoing subterranean, heavy
structural, below-grade waterproofing and utilities construction.
Being a good neighbor in this fine neighborhood
was critical to the Owner and to KJ. The project teams' success has
been echoed in the compliments of the neighbors.
